- Spread the average across every level.$2,900 psf is treated as the average of all 144 residential levels (4 × 21 + 2 × 30), assuming a similar number of units on each level. The average level sits 11.88 floors above Level 1.
- Work back to Level 1.Take the floor premium off for each of those floors, then round to the nearest dollar.
$2,900 − ($15 × 11.88) = $2,722 psf - Add the floor premium going up.Each level adds $15 psf, reaching $3,022 psf at Level 21 and $3,157 psf at Level 30.
- Multiply by estimated size.Price = PSF × size, rounded to the nearest $1,000. Sizes are taken from Skye at Holland, the developer’s past project, because Thomson Reserve floor plans haven’t been released.
